As the Royal sister-in-law enjoyed a romantic holiday in Corsica with hedge fund manager James Matthews last week, removal men were busy loading her possessions into his £17 million West London home.
They discreetly moved tables and chairs, dresses, coats, shoes and ornaments into his palatial property from the nearby apartment Pippa had been sharing with her brother James, The Mail on Sunday can reveal.
Other items are understood to have arrived from the Middleton family home in Berkshire.
The removals team were met by a housekeeper and a playful brown cocker spaniel which looked very much like Pippa’s dog, Zula. Pippa’s new grey Range Rover Evoque was parked in the driveway.
And there should be plenty of space in the house for her items. The property, bought by James in 2014, boasts a gym, an underground cinema, a lift and a ‘staff room’, as well as six bedrooms.
Plans were recently approved for a car-stacking garage in the basement, with further permission just granted for a first-floor extension that will allow a ‘vanity basin’ complete with ‘his and hers’ sinks to be added to the bathroom, along with male and female dressing rooms off the master bedroom.
It is just the ticket for a couple whose relationship has quickly accelerated, six months after becoming an item – not counting a brief dalliance in 2012.
Unlike her sister Kate, Pippa, now 32, has previously struggled to find a prince charming enough to secure her affections. A string of very eligible bachelors have come and gone, but all have failed to capture her enduring attention – until now.
One person who is thought to be delighted with the development is Pippa’s mother, Carole, who regards James as quite a catch.

Those who know him say the 40-year-old is exceptionally polite and, most importantly, discreet. The Duchess of Cambridge’s potential future brother-in-law can be relied upon to keep the inner workings of the Royal Family to himself.
But along with success, the Matthews family has also been hit by tragedy. In May 1999, James’s younger brother Michael, then 23, died just hours after becoming the youngest Briton to scale Everest.
His body has never been found and the family has set up the Michael Matthews Foundation in his memory, which helps provide children’s education in Nepal, Thailand and Africa.

An anticipated comeback may have embarrassed the Middletons, and The Mail on Sunday understands he has been under private pressure to keep quiet. Last night, show executives confirmed there were ‘no plans’ for him to return, despite earlier rumours.
Described as a ‘toxic playboy’, he last year quit the I’m A Celebrity jungle early because of his steroid addiction. But there have been signs that he is trying to clean up his act after he spent time in rehab and embarked on charity work.
